Arranging a Viewing

Simply complete the Contact Form to arrange a viewing or contact us on 0777 33 62643.

Deposit

Following your viewing, you will be asked to put a £200 holding deposit down for the room you wish to secure which will be offset against the first month's rent and security deposit.
Please note that without this deposit we cannot 'hold' any room and will continue to show other prospective tenants.

Couples

We are happy to accept couples, however, we can do so only in rooms which have their own ensuite facilities. This will ensure that there is not any unnecessary strain placed on the shared bathroom facilities. Prices for these rooms will carry a small additional amount on top of the all inclusive base price.

Referencing

To keep our standard of professional lets high, we require all tenants to provide information for the following references:
  • an employer's reference
  • a bank reference / 3 month's bank statements
  • a current and previous landlord's reference

Deposit and Tenancy Agreement

The standard terms are as follows:
  • 1 month's rental paid in advance
  • 6 week's security deposit (fully refundable providing room left in good order). This is now fully protected through the new government Tenancy Deposit Scheme for which there is a small administrative charge - details on request.
  • Regular standing order set up from the Tenant's bank account to pay their rent each month
  • Signed 6 months Assured Shorthold Tenancy (AST) agreement - following which it will be renewed and run on a month to month basis with one month's notice required to terminate the contract
